Looking at the overall Utah Housing Market, there has been some major changes with it within the past 10 years. According to the Business Week Magazine, throughout the third quarter of 2007 some cities in Utah, specifically the Provo/ Orem metro, was proclaimed as the second best housing market in the United States. It was also reported that from the third quarter of 2006, these homes valued by 14 percent and almost 50 percent over the past years. An estimated total of 580 houses were sold last year in the above-mentioned area , and the price average was around $253,000. These statistics have greatly contributed to the overall Utah housing market.
However, at present the overall Utah housing market does not look as promising as it was a few years back. Home prices have significantly dropped. As a matter of fact there is a big excess of homes that have not been sold, occupied or rented. Nowadays, only the Cache Valley area’s housing market is flourishing, meaning there are still several new built houses mostly high-end ones that remain vacant in the market. This might have resulted from the rapid appreciation rate in several portions of Utah. It is definitely a bad news for the investors and home builders. There will be a considerable amount of losses on their part as well as with the overall Utah housing market.
Since the whole of United States is suffering from economic recession, the housing market in other states and cities are also in danger. The local government should make various efforts in order to promote their real estate and eventually recover from the ordeal that the overall Utah housing market is currently at. There should be more efforts and programs intended to make the Utah real estates more competitive.
Although at present the economic crisis is still being felt, working hand in hand can definitely increase the chances of uplifting the current situation of the housing market not only in Utah but in the United States as a whole. As with any other businesses, there will always be times that it won’t be in good shape, losses are truly inevitable. This could serve as a wake up call for those in authority or for those in the housing business. They can make modifications or changes on their rules, policies, plans or marketing strategies to make the Utah housing market flourish and be back on its feet again. After all Utah is a wonderful state, there are a lot of wonderful places and recreation areas so its not hard for the authorities to market Utah’s real estate.
